Yomizaka · for tenants
Check your lease before you sign it.
Upload the lease you are offered. Yomizaka reads it against Québec's rules and shows you, line by line, what does not hold — and what to ask the landlord.
What you can do
What you will know before you sign
How it works
Yomizaka keeps, reads and proves
Three steps, one trace from the file to the report.
- 01
You upload your lease
It is kept as it is, visible to your account alone; its text layer is read for search.
- 02
Yomizaka reads it
Against Québec's rules in force on the date you choose. No model is ever called to judge your lease.
- 03
You keep the proof
Each finding keeps the id of its run; the report is signed, and only the people you give access to can verify it, with a Yomizaka account.
Examples
What Yomizaka finds in a lease
Taken from a real check of a sample Québec lease, as it came back (the run is on the proof page).
- « A security deposit of $1,450 at signing »: forbidden, only the first month may be asked in advance (C.c.Q., art. 1904).
- « Twelve post-dated cheques »: forbidden (C.c.Q., art. 1904, para. 2).
- « Children are not allowed in the dwelling »: a clause without effect (C.c.Q., arts. 1899 and 1901).
- The rent and the notice of the lowest rent of the last twelve months (section G of the mandatory lease form): present, or to ask the landlord for.
The owl reads your lease line by line and tells you what it found, not what you should do.
